Hi Joe, thanks for sharing your story with us. To start, maybe you can tell our readers some of your backstories.
Hi, my name is Joe Williams. I am born and raised in Kansas City. I have been married to my wife Christina for almost 13 years and we have 3 beautiful children: Stella, Cora, and LJ. I knew from a young age that I wanted to be in the real estate industry. My mother was a single parent and a Realtor when I was growing up. I could see the freedom and the rewards of the business, and I decided that that was the industry that I wanted to work in.
It’s not something that I am proud of, but I was a bit of a delinquent when I was younger. I did not finish high school nor step foot into a college. I got arrested several times in my late teen years, which might have been one of the best things that could have happened to me because it helped mold me into who I am today. I saw the consequences of my decisions and it made me begin to take action toward a professional career. I share this aspect of my story in hopes to reach any readers out there that have experienced similar challenges.
Being on probation provided me with the guidance that I needed. As a result, I went to work for a family business doing structural repair to learn the trade. I began showing up at 8 am to dig 9-foot holes all day long. I quickly developed a work ethic and decided to get my real estate license at the age of 20 and immediately found success with my first investment property that I renovated with a friend from high school. Amid the initial success, I was still too young to really grasp the entire business.
During my first few years, I took several hiatuses, and during the recession in 2007, I started my own foundation repair company to offset the lack of real estate business at the time. I was able to work with a lot of successful investors over the span of 12 years that I operated my business. During that time, I made it a priority to learn as much as I possibly could from all of them. Not long after the market started to recover, I started buying a house here and there to renovate while I was still operating the structural repair company.
My niche at the time was buying houses that had significant foundation issues because I was able to fix them with my own resources. Over the past 10 years, that niche has evolved into us buying houses in all conditions, in all parts of the city, at basically every price point. Eventually, I sold the foundation repair company to put all of my focus on investing and wholesaling in the real estate industry. Now, with 19 years of being in the real estate industry, our business has figured out how to make buying and selling a home as easy as possible.
We work with numerous local Realtors, wholesalers, and private sellers. We have been very fortunate to earn a reputation of being one of the fairest and easiest local home buyers in the city. Up until 2020, we had kind of operated under the radar. As I saw my business start to take shape, I realized that I needed to give it an identity. That’s when we established House Magic KC. We are a family-operated business that does over 200 real estate transactions a year! We pride ourselves on being one of the most trusted, local real estate companies in the city.
Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
No, there were plenty of challenges, especially early on.
As I said before, going into business without having the proper business education or training, there were plenty of growing pains such as learning “on the fly”, going through a recession, getting audited in 2009, having contractor issues on projects, real estate transactions falling through, and dealing with the typical obstacles and headaches that come with owning multiple businesses.
Despite those challenges, I always faced adversity head-on and treated every situation as a learning experience.

We’re always looking for the lessons that can be learned in any situation, including tragic ones like the Covid-19 crisis. Are there any lessons you’ve learned that you can share?
We knew right away that business would never be the same and prepared for the worst. During the early stages, people selling their homes didn’t want the traditional route of listing due to the unwanted traffic into their homes, potentially exposing them to the virus. We also noticed that buyers were more eager to buy vacant homes for the same reason.
During these 2 years of the pandemic, it has been difficult for contractors to find materials and reliable labor, which has slowed down projects. Everybody is pretty well aware of the current real estate market. We are not entirely sure if that’s all due to Covid, but it has definitely had its effect. Properties are selling in a day for thousands above asking, inspections waived, and buyers’ agents are struggling to compete.
I got Covid in July 2021 and was sick for weeks trying to run my business from my bed. Even after recovering, I still struggled with the side effects of brain fog that made it difficult to manage problem-solving, buying and selling properties, and coordinating repairs. If I have learned anything from the pandemic, it is that you always need to be prepared and willing to adapt your business in order to survive.
