Meet Joe Nelson of Nelson Home Group, Keller Williams KC North

Today we’d like to introduce you to Joe Nelson.

Hi Joe, we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today?
I gave 21 years to the Air Force, most of it in the Air National Guard, and I retired in 2022 as a Captain. The part of the story that matters here starts in 2015.

I had just gotten home from a deployment to Qatar, where I worked as a C-130 mechanic. When I got back I got my real estate license and went full time with it right away. In 2016 I left for Officer Training School and came back commissioned as a maintenance officer, which is the job I retired in. The only other time I stepped away from the business was a short activation during COVID, when I served as the officer in charge of a mass vaccination site here in Missouri.

Building a business full time while still serving is a strange way to live, but it is the reason I am useful to the clients I have now. I know what a set of orders does to a family’s timeline. I also know how much bad information is floating around about VA loans. Veterans get told the benefit is too complicated, or that sellers will not accept the offer, or that they should just go conventional and keep things simple. Most of that is wrong, and it costs people who already paid for that benefit with their service.

So I built the business around fixing that. I am a licensed Realtor and I am also a licensed mortgage loan originator, which is a combination almost nobody in this market carries. It means I understand the loan and the house at the same time, and I can tell a client what is actually going to happen in a transaction before it happens instead of after.

That became Nelson Home Group at Keller Williams KC North. We’re based in the Northland, but our business runs across the entire Kansas City metro, Overland Park, Olathe, and everywhere in between, and we do a lot of work with families moving into Fort Leavenworth or relocating out on short notice. Military moves don’t run on normal timelines. We’re built for that.

Today we are the highest rated real estate team on Google in the Kansas City metro. I am proud of that, but it is not the scoreboard I actually check. I have three kids. Isabel is 19 and in college, Gabriel is a senior in high school, and my youngest, Silas, came to us through adoption. They are the reason I do any of this. My faith is important to me and it is woven into the business as well.

Would you say it’s been a smooth road, and if not what are some of the biggest challenges you’ve faced along the way?
No, it has not been a smooth road, and anybody who tells you theirs was is probably selling something.

The hardest part has had nothing to do with real estate. It has been learning to lead. I have watched a lot of agents join this team and leave it, and I have torn the team down to the studs and rebuilt it twice now. Not all the way to the ground, but close enough that it felt like starting over both times.

For a long time I thought that was a recruiting problem. Find better people, get better results. It wasn’t a recruiting problem. It was me. Agents don’t leave a team because the split isn’t right. They leave because they aren’t getting better, or because nobody is paying attention to them, or because the culture doesn’t give them a reason to stay when things get hard. All of that is the team leader’s job, and I was not doing it well enough. Admitting that took me longer than it should have.

What I know now is that my job isn’t to recruit agents. It’s to build a place worth staying at. Those are different jobs and the second one is much harder.

The market has thrown its own punches. COVID was a strange kind of chaos where houses sold in a weekend for over asking and everyone looked like a genius. Then rates climbed and 2023 and 2024 got slow and painful. A lot of agents left the business entirely in that stretch. We kept our heads down, kept working our database, and kept doing the fundamentals that don’t care what rates are doing. 2026 is our best year yet, and it is our best year because of what we learned when it was hard, not in spite of it.

I grew up in an environment where failure is not an option, and I still operate that way. It doesn’t mean you don’t fail. It means you don’t get to stay down there. Nelson Home Group, Keller Williams KC North is better today than it has ever been, and most of that is a direct result of me getting things wrong first.

Alright, so let’s switch gears a bit and talk business. What should we know?
Nelson Home Group, Keller Williams KC North is a full service real estate team serving the entire Kansas City metro on both sides of the state line. We help people buy and sell homes in Kansas City North, Liberty, Smithville, Platte City, Parkville, and Kearney, and we do a large share of our business south of the river in Overland Park, Olathe, Lenexa, Leawood, and Shawnee. We’re based in the Northland because that’s where most of us live, but our clients are all over the metro.

What we’re known for is veterans. I served 21 years in the Air Force and retired as a Captain in 2022, and VA loans and military relocation are the center of what I do. Fort Leavenworth families move in and out of this market constantly, and those moves come with timelines nobody chose. We’re built to work at that speed. Just as important, we know how the VA loan actually works, which is rarer than it should be. Veterans get told the benefit is complicated, or that a seller won’t accept a VA offer, or that they’d be better off going conventional. That advice costs people real money, and correcting it is a big part of my job.

The thing that sets me apart most is that I hold two licenses. I’m a licensed Realtor and I’m also a licensed mortgage loan originator. I can’t serve both roles on the same transaction, and I don’t, but understanding financing at that level changes how I advise people. I know what an appraisal is going to do before it does it. I know what a lender is going to say about a property before the client hears it. Most agents are guessing at that half of the deal.

Brand wise, what I’m proudest of is that we’re the highest rated real estate team on Google in the Kansas City metro. Those reviews came from people who lived through a transaction with us, and a lot of those transactions were not easy. That rating is the closest thing we have to proof that we do what we say.

What I’d want your readers to know is that we’re not built to be transactional. I’d rather tell someone the truth and lose the deal than sell them a house that’s wrong for them. We’ve talked people out of buying. We’ve told sellers a number they didn’t want to hear. That’s the standard, and it’s the reason our business runs mostly on referrals and repeat clients.

And if you’re a veteran or an active duty service member sitting on a VA benefit you’ve never used because somebody made it sound complicated, call me. That conversation is free and it usually takes fifteen minutes.

How do you think about happiness?
Being home. My girlfriend Danielle and I bought a house together this summer, and I don’t ever want to leave it. That probably sounds like a strange thing for a Realtor to say, but it’s the truth. Weekends by the pool in the backyard or sitting around the firepit until it gets late are about as good as it gets for me. We worked hard to get to a house that feels like that, and I don’t take it for granted.

My kids are the real answer though. Isabel, Gabriel, and Silas are the best thing I’ve done, and what makes me happiest now is watching them get ready to run their own lives. My oldest is already in college and my middle one is a senior this year, so the runway is short. What I want is for them to walk into adulthood with a work ethic and a set of values that hold up when things get hard. If I get that part right, I’ll be happy with how I spent my time.

The bigger thing behind all of it is building a life by design instead of by default. Most people end up living whatever life happened to them. I don’t want that for my family and I don’t want it for the agents on my team either. Deciding what you actually want and then going and building it takes work, but the alternative is waking up at 60 in somebody else’s life. Getting to do that with Danielle has made it a lot more fun than doing it alone.

I’m also a huge Chiefs fan. Season tickets, and we tailgate every single home game. There’s nothing else quite like Arrowhead on a Sunday, and it’s one of the best things about living in Kansas City. That’s a nonnegotiable on my calendar from September through January.

And my faith is part of all of it. I’m not going to pretend I’ve got that figured out, but it’s important to me and it shapes how I treat people, at home and in the business.
