

Today we’d like to introduce you to Kit Custer.
Kit, we appreciate you taking the time to share your story with us today. Where does your story begin?
When I first got my real estate license, I knew I would have to hustle to make the same salary that I made leasing apartments. I dove into real estate day 1, opening any doors that I had the opportunity to open and networking as much as possible. My goal was to get some apartment listings under my belt. I already knew that side of the business, and those people would eventually turn into home buyers. My first year in real estate, I sold over 3.2Mil, closed on over 52 transactions that included leasing and purchases, and I made Rookie of the year for my office. I had no idea that I would continue to grow exponentially every year after and the opportunities that real estate would provide for me and to others! By my second year, I had over 400 units in my investor’s apartment buildings that I would rent when they became available. I now have a leasing team rent for my investors and at least doubled the amount of apartments. I chose the best team (and when I say the best, I mean THE NUMBER ONE TEAM IN THE STATE in sales volume or transactions since 2008). I have been personally growing with The EZ Sales Team since 2013.
I have learned that if a person is passionate about something they do, willing to give, they will be successful, and do great things. I love being a coach, a lead generator, and mentor for my team. I love helping my buyers/sellers/and investors with all of their real estate needs. I had no idea how much my life would change when I walked into that Keller Williams EZ Sales team office. Real estate has literally changed my life, my family’s life, and the people I surround myself with. My husband is now in the business doing home inspections for Affordable Inspection Service. We also now have a remodeling company Imagination Renovations. This year we are renovating homes to sell but also growing our business and purchasing Airbnb opportunities! I’m also making videos for “Kits Tips For Flips” on my YouTube page and You can follow me for all my real estate tips and sales #KitSoldit. My job is to find the house, help design it, and sell it for top dollar! I have been doing this for a lot of my investors over the years but, it’s also fun to do it for us now too! My amazing husband Scott Custer and our partner John Gaal manage and do the work for the projects. The quality of the work my guys do is just unbelievable, we love putting out a great product so the homeowner is beyond happy. Our BIG goal for Imagination Renovations is to be able to get to the point of being able to give away one house to a family in need and sell a home to a Browns player of course! lol I’m throwing that out to the universe because that has seemed to work great in the past for my other goals.
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Senior year of high school I moved out of my house, I wish I could say I was an honor roll student with a 4.0 GPA (that didn’t happen until I started taking graphic design/business classes a few years later at a community college), but it was quite the opposite throughout grade school/high school. In fact, I remember sitting with my guidance counselor discussing colleges and him saying “you’re just not college material” At first, I was upset of course but, actually he did me a favor, gave me motivation, and saved me a lot of time/money. I did drive myself to high school every day, actually mad the varsity cheerleading squad (on a dare lol), and ended with a great Senior year graduating! I started working right out of high school. I worked as a secretary/loan processor for a mortgage company, managed a GNC for a few years, did organic landscaping, some promotions/acting, and actually found myself doing door-to-door sales right before my next best decision that changed my entire career path. I was hired by a large property management group as a leasing agent… Even though I felt like I took a huge step back doing door-to-door sales, it actually helped my real estate career get a faster jump start. I certainly wasn’t afraid to door knock, talk to strangers, and network to get my business started on turbo speed.
Appreciate you sharing that. What should we know about Keller Williams EZ Sales Team and Imagination Renovations?
I do a lot with my real estate business. From residential to commercial. I specialize in rent to owns and working with a good amount of buyers, sellers, and investors. I have a leasing team that I have trained, and we currently have over 400 rentals in inventory that we rent out for my investor clients. I’m an investor myself and one of the owners of Imagination Renovations. We buy, rehab, and either sell or keep rentals/Airbnb’s. I am a coach on THE NUMBER ONE TEAM IN THE STATE in sales volume, and I’m known as a networker and a connector when it comes to my business and for my clients. My renovation company will be doing some events this year for the Cleveland Browns Games in our parking lot, so we can raise enough capital by the end of the season. We hope to be able to buy, rehab, and giveaway a home eventually once a year! Of course, my personal goal is to be able to help one of our own Browns players buy or sell their home in the near future. Just throwing that out there
How do you think about luck?
I had no idea how much my life would change when I walked into that Keller Williams EZ Sales team office. Real estate has literally changed my life, my family’s life, and those around me that I have the pleasure of coaching or helping. I feel like everything fell into place exactly how it should be and God is always looking out for us. I find myself working in one area and before I know it, I have multiple different opportunities organically happening in that same area. I always joke with my assistant Jane. I tell her all the time; it seems there is something in a name. I will have a few months working with a few people with the same name (example, sometimes its Tony’s, Kim’s, Steves. I’ve had very unique name like 2 different Whale’s, all in the same time period. Just signs that remind me, I’m in the right place and I’m on the right path.
