Community Highlights: Meet Rebecca Dunning

Today we’d like to introduce you to Rebecca Dunning.

Hi Rebecca, we’d love for you to start by introducing yourself.
My business story begins in rural Michigan (We’d moved there to get out of the big city of Grand Rapids when I was six)… I always played office and set up a business to run for playtime. By ten years old, I was selling stationery and wrapping paper door to door, making a 5-mile circuit so that I could compete to win prizes in summer contests. I guess it was in my DNA to sell. I loved hearing the, “Yes. I want to buy something.” I also enjoyed delivering their products.

When I was 19, I moved to KC to do an internship for a year and moved back at 22 to do it again. I fell in love with the KC Metro area and after a stint in Colorado, (where I met my husband) we moved back here to raise a family You can’t not love people in the midwest.

Fast forward, I owned two franchises that I’d built from scratch, publishing private, personal magazines by and for the residents of affluent neighborhoods in the KC area, including all advertising sales, social events and so on. After a few successful years and rising in leadership, training, speaking etc in the company, I found myself restless and desiring more out of my career life. I went through life coaching and dug deep. I came out after many hours of thought and challenging exercises with a desire to finally pursue Real Estate, I got licensed in MO & KS and joined one of the most successful and amazing teams in KC at ReeceNichols in Leawood, where I learned from the best for a while. In November of 2020, I took a huge risk and leap of faith and began my own team, The Rebecca Dunning Team-ReeceNichols. So far so good as I’ve doubled my sales from the previous year. I currently have a Transaction Coordinator, a marketing gal and one team member, who is killing it! I am wanting to grow slowly choosing the right team fit culturally versus growing as fast possible. Integrity, Client Care as well as heart and soul are vital to my team.

I had a dream to begin a networking group unlike anything I personally had attended and did so two years ago called KC Business Alliance. I started with a handful of close business professionals and we meet weekly to not only build business but grown in acumen and give back to the community as well. We give 50% of our dues to local charities and volunteer together. Talk about heart and soul… these people are the reason for my success. No one is paid so it’s a labor of love.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
If you are a business owner and you haven’t thought about quitting a few times, then I need you to write a book with the secret recipe. I plastered a smile on my face every day but honestly, the first year I almost quit a few times. Really. The learning curve in Real Estate is real. The amount of software programs, plates you have to spin and negotiation skills you have to learn is like drinking from a firehose. It’s on-the-job training really. It was high-highs and low-lows. I’m grateful for the team I was on to support me and teach me. I made it and am extremely proud that I stayed and have found what I will be doing the rest of my life.

My husband is my biggest cheerleader. He went back to school at 45, which meant I was going into a career with something like a 90% fail to rate the first year as essentially our family’s sole provider. I was petrified. They say it takes 6-12 months to break even. I think courage is “showing up scared.” I sold both of my franchises and burned the ships. I’d wake up at 2 am sometimes covered in sweat and spend time in prayer just to get back to sleep. Our own mind… the limitations, fears, self-sabotage has been my biggest struggle. Daily gratitudes, prayer, affirmations, positive reading and accountability have been my only way forward. I’m still here and I’m having a great time.

Can you tell our readers more about what you do and what you think sets you apart from others?
While I was on a team before, The Rebecca Dunning Team was created in November 2020, with the tag line: Moving. Forward. Together. We work in both MO & KS. We’re known for 15 out of 10 client care. This includes communication, putting our client’s needs first and going the extra 5 miles in EVERYTHING. We’re in it for the long haul and want to be someone’s REALTOR (R) for life. An example of this is the light staging we provide complimentary for every listing as well as the best in professional photography.

We love to educate first-time home-buyers and make sure that they own and understand the entire process. When listing a property, there is no stone left unturned, whether it’s Leawood, Overland Park, North of the River, Kansas City, Raymore or in the rural areas of the KC Metro. We also are part of the ReeceNichols Relocation Team, which means we’re certified in helping folks move to the area from other states or sell their home to move from the Metro. If one thing stands out about the team, it is our ability to negotiate for our clients. It would take too long, I think, to really go into all we do for our clients but I can say that everyone is treated like they are a VIP. Giving back is huge for us. At the end of every transaction, each client is able to choose 1 of 3 charities and a donation is made in their honor to their charity of choice.

Do you have any advice for those just starting out?
Read Ninja Selling! (It should be called Ninja Value because the entire book is about creating value to everyone you come across and never selling again). Find someone successful and find out their daily routines. Do what they do and find a way to do it even better. Find one word or phrase (mine is authenticity) that captures your brand and filter everything you do through it. Become the one person that your entire Circle of Influence thinks of when they need anything. Teach people to reach out to you for vendors, fun things to do, etc. Be a connector. If you just love and serve people, your business will build itself.
